Land, Structures and Real Estate Trading

Course Highlights


This course provides an overview of how land and property are registered and how ownership occurs. 

Course topics include: 

  • Municipal planning and land use regulations
  • Key elements in the construction of homes and buildings
  • Process of determining the value of a property
  • Process of trading in real estate
  • Appropriate legislation related to the trading process (e.g., Real Estate and Business Brokers Act, 2002)
  • Representation relationships

The Real Estate Transaction - General

Fee $425

In the Pre-registration Segment, students take The Real Estate Transaction–General and The Residential Real Estate Transaction. Students may enrol in an 80-hour classroom session where both textbooks are presented. Or, students may enrol for the e-learning or correspondence for The Real Estate Transaction–General, and then enrol in a 40-hour classroom session for The Residential Real Estate Transaction only. One exam follows upon completion of both textbooks.

 

Course Highlights


The Real Estate Transaction–General focuses on the listing and selling of real estate. Listing agreements, buyer representation agreements, customer service agreements, and the agreement of purchase and sale are explained. Additional forms and clauses that can be used within a real estate transaction are also discussed. The Residential Real Estate Transaction expands on the various agreements of purchase and sale used when selling co-ownership, co-operative, and condominium properties. Residential leasing fundamentals are discussed as well as other topical issues, including environmental contamination, contractual and title-related problems, and getting started in your new profession.

The Residential Real Estate Transaction

As an alternative to taking this course independently through a 40-hour classroom session, students may enrol in a combined 80-hour classroom session of The Real Estate Transaction—General and The Residential Real Estate Transaction.

 

Course Highlights


This course provides a detailed overview of residential real estate transactions from listing agreement through to final sale, and explores current trends and issues that impact residential real estate.

The Commercial Real Estate Transaction

Students enrol in this course independently through a 40-hour classroom session.

 

Course Highlights


The Commercial Real Estate transaction focuses on the listing, selling, and leasing of commercial real estate. Topics include investment real estate, sale of a business, and both small-scale and large-scale leasing. Other topical issues include unique taxation considerations for commercial properties, land contamination, title issues, and zoning.

This course covers legal issues concerning property ownership and in-depth knowledge of a number of legislative acts. 

This is a mandatory Pre-registration course.

Principles of Appraisal

This course covers valuation theory and is designed to develop registrants' abilities to evaluate property in the course of trading activities. 

Principles of Mortgage Financing

The course explores the mortgage market and provides hands-on exposure to forms, applications, and mortgage calculations. 

Real Estate Investment Analysis

Course Highlights


The course explores the increasingly sophisticated demands of commercial real estate clients and investors, who require complex calculations and valuations. This course also covers analytical methodology of comparing cash flows and returns to determine the present value of future benefits.

Principles of Property Management

The course covers the day-to-day issues and responsibilities of property managers. 

Real Estate Broker Course

Fee $925

Course Highlights


This course covers the establishment, operation, and management of a real estate brokerage.

Course topics include:

  • Overview of the real estate profession and the skills required by brokers/salespeople
  • Importance of economics, demographics, and geography on real estate values
  • Consumer buying habits and marketing methods
  • A basic overview of mathematics

Important note: Registrants must apply for broker registration within 12 months of successfully completing the Real Estate Broker Course examination.

*Individuals who have not taken Phase 3 Commercial must take The Commercial Real Estate Transaction as the additional Elective course.
